Developing an island into usable land isn’t as easy as it might seem. The Association Island RV Resort & Marina on a 100-acre island near Henderson Harbor, N.Y., is a case in point.
Originally intended as the location for summer vacation homes for owner Dr. Nok Shim and his partners, plans had to be changed because of sewage issues.
Shim considered a housing development but that also didn’t work out for the same reason.
Finally, he found the answer after another feasibility study: build a seasonal RV park and marina. So, that’s what he did and it opened for business May 3.
Shim, sole owner of the island after buying out his partners several years ago, began construction of the island getaway three years ago. It now includes a marina basin, RV sites and a 25-foot bridge to reach the island, according to his son and manager of the park, Jim Shim, who formerly managed hotels and casinos.
The island RV park was not filled to capacity immediately in May, but Shim said Memorial Weekend was better than he expected. “Our season really gets going out here in mid-June,” he said, adding he’s expecting to have a good year once the word is out that the resort is open.
Currently, the park offers 130 full hookup RV sites and it will have about 300 sites when it’s complete, Shim said. The marina has 70 slips in place and will have 250 once complete.
